Real estate investment in DFW

With the boom in prices and the population growth curve exponentially set to grow, a friend and I wish to invest in SFH rental investments in Dallas in suburbs where there are good schools and where new jobs are set to be created - any advice? I have the down payment generously lent to me by a wealthy relative and I'm looking to go into real estate investment - any advice helps thanks
