Realtor almost caused a fire to my apartment (ny)

I wanted to put my co-op apartment on sale last year. Ive known this realtor #1 for a while and he suggested to do the kitchen and i agreed. He designed the whole thing from cabinets, floors, countertop. Getting all permits and talking to management Whole project was a mess and it took almost 2 months because he messed up on a lot of things from wrong sized cabinets to everything being crooked. When one of his guys connected the stove, i told him i smell gas when opening the bottom cabinet doors. He said he tested it and there was no leak and it was because stove was so close to to cabinet. I ended up going with a different realtor # 2 to sell the apartment. Upon packing, i opened the cabinet doors and the smell was really strong this time. Super came in, national grid turned my gas off, management sent emergency plumbers and fix the problem. Last week i get a call from realtor #2 and said the board wont interview the buyers unless i pay a fine. Hours later i found out that there was no permit to do any plumbing work. So I had to pay 1300 for the work they did plus a 1000 fine. Yesterday, realtor#1 wanted to meet with me. We met at my apartment. He started with I saved you money with this kitchen and that i couldve gotten you more money if i sold the apartment for you but never acknowledge his fuck up. He said whats fair to you. Im like just pay half, he said okay. I'll send you something to sign. I havent gotten anything yet but should I consult with a lawyer? I dont want anything to be connected with me after i sell the apartment. I want to sell it and never think of it again.
