Realtor or buying Private through owner

Hello I'm looking to purchase rural hunting land, I plan on paying cash for it and I'm currently looking at either kentucky or west Virginia, I'm trying to figure out how to go about finding a realtor in those areas, I'm also looking on Facebook market place which seems to have better cash deals,

Any tips, suggestions do's and don'ts, any information appreciated

I'm am already aware to make sure I own the mineral rights with the land.
