Hello,

I'm looking into either building a custom home or buying a mobile home. I prefer the mobile home option because (1) it would be move-in ready much sooner and (2) it's more cost-effective. The downside of a mobile home is that I need a home with an office, and using a "bedroom" as an office bumps me out of the zoning* and septic requirements. Can I change the categorization of one of the bedrooms to my office? If so, how?

I have a lawyer. I am asking this question here so that I can have as much understanding as possible before asking my lawyer questions, so I can keep billable hours down.

\I have a bit of a complicated situation involving two zoning exceptions. In case the context of that is somehow relevant to my question, the jist of it is that I would be adding a second dwelling to an aging friend's property under the "domiciliary care" and "watchman or caretaker" exceptions. There would be two dwellings for the remainder of my friend's life while I care for him and the property. I would remove his mobile home after he passes, bringing the property back to single-dwelling. We are considering either a joint tenancy with right of survivorship or a life estate. Again, I have a lawyer for this.*
