I recently learned about rent-to-own properties and started reading up on it. I just wanted to get a general feel for this from people who have experience with this, and whether it's a good investment opportunity or not.

My wife and I learned about this from a friend who claims to own 50 rent-to-own properties in Tennessee (I think) and is retiring at 40+. We all live in Texas.

From what I've read, it seems the risk of default could potentially be high since the demographic is typically people who can't qualify for a mortgage for one reason or another. Is this really the case?

I also read that you could negotiate the contract in a way that the tenant pays for all the maintenance, which sounds great, but wanted to see if this is the norm or just the exception. Our friend said he doesn't pay for maintenance on any of his properties at all.
