Rules around 55+ communities

Hi, I'm seeing some condos in locations I like at attractive prices. They are however all marked as 55+ communities.

Can a person that's in their 30s or 40s buy a unit there?

Does anyone know how those work or what would be different compared to buying a condo unit in a non age restricted community?
