Sorry if this is an annoying post. I’m sure y’all get these questions constantly.
Trying to decide on selling vs continuing to rent.
Not sure how to evaluate. Please suggest evaluation books or references.
Other factors: Keeping the house as a backup in case I can’t or don’t want to afford my current house. Leaving the house for my kid. Maybe for college use. Expenses, retirement, and college fund ok either way. Extra money would go into taxable brokerage account.
House: Built in early 90s. HVAC will need updating soonish. Purchased for 440k, currently worth 650-750k. Still in window for capital gains deduction for primary residence. Would be 20% tax on the gains if I wait. Don’t expect values to drop substantially. Desirable area. College town.
Rent: 2850 per month, managed by company taking 10%
Mortgage: 245k and 27 years left, 1800 per month PITI, 2.5%
