We chose the offer with 35%down, 10k worth of repairs waived and least amount of inspections required but they did have a sale contingency for their home. Long story LONG they sold their home and after the inspection we agreed on a sale price of 395k because some minor electrical fixes, upgrading the main electrical panel to a modern one coming from the power line and "non-immenent" detached garage foundation work that was worded that way from the engineering report they requested, and existed since my family bought the house in 2009. The buyer backed out 10 days after the offer was accepted and now we are back on the market. A lot of the feedback from the original open house was people loved the place but didn't want to deal with the bidding and garage foundation. Now we are back on the market no offers and we are considering just paying to have the electrical fixed and potentially the garage foundation. I have tried to engage our realtors twice on fixing the issues and raising the price to offset some of the cost but they have not responded to calls or texts regarding repairs or price changes. In our agents defense, they are a married couple with kids on vacation until tomorrow, and we have told them we will accept 380k as is so maybe they are holding out for that rather than trying to navigate repairs and price increases or tell us they think with repairs it still won't sell for what we want. It's a 2200sf 4 bed 3 bath fully renovated as of 2022 including appliances on .5 acres. Comps on Zillow/realtor.com go for 400k plus if you consider renovations to appliances, flooring and kitchen/bath upgrades. We don't have to sell short term because of family helping with purchase of our next house but I would like to gift back the help in less than 6 months which requires us selling for 380k. I included all of the issues in the disclosure that were notable in the home inspection and we got offers at 400k. The buyers reason for backing out is before we agreed at 395k they originally asked for a sale price of 370k after the home inspection even with all main issues listed in the disclosure. After initially agreeing to 395k they backed out saying they were afraid of what problems haven't been discovered. My question is the issues were priced into the 380k original asking. Is it likely that previous parties or newly interested parties would consider an increase in price from 380k to 400k, after us paying for repairs, reasonable or should we continue to try and sell as is at 380k and not do an any additional work.
