sellers dont want to vacate my property , after post -possession agreement expired

I bought a property in Sun City AZ back in September t hru a wholeseller , we signed an agreement where seller could stay 3 months and 5k holdback if they didn't vacate on 12/27/2024 as in today they're still living there they haven't moved out his stuff. he got paid and is refusing to leave we called the cops and are asking to do an eviction order but why would we do an eviction process if we paid for our property and he got paid as well ; its not like he was renting , he violated the post possession agreement and move.

any idea how long this process takes to get the sticker and could we go and inside the house and start cleaning out swap the locks to let him now he is now trespassing .
