my parents would NEVER discuss finances with me, so I've had to do a lot of hard learning on my own. I bought my home I live in currently when I was 25, and owing to divorce and regional restrictions I've basically stayed here.
I've been counting down the days til my baby turns 18 (happened a month ago!) and graduates HS (in may!) to sell this house and FINALLY leave this godforsaken state I had zero intention to ever live in.
I paid the house off in full in april 2023. Zillow estimates have me looking at ~350k as far as home value.
I have ~100k in HYSA, and 138K in my investment (not 401k) account.
I have ZERO experience selling a home (and buying another) and the last time I moved states I tossed everything I owned in my 4dr sedan and drove. I certainly have WAY WAY more stuff now.
I work from home, and in a field where I can probably continue to do so if I am picky. so my main criteria at this point is more the HOME than the area.
I really want to move to an area with actual winter and cold weather, and I want a century old house or older. I've been window shopping a lot.... and I have several things I'd like...but basically old home I can fix up and probably north eastern states.
I really have 0 experience and literally nobody to ask how to go about doing this and now that i'm months away from it being a possibility.... I definitely need a game plan.
Do I sell my house and pack up my house into 2 groups of PODs and store long term stuff and get an apartment closer to the area I want to live in for a few months with immediate need belongings?
do I buy site unseen?
should I find a realtor now and start the process? what should I look for to find one?
I've been SO RESTRICTED with location and how I live my life for so long.... it's a bit terrifying to suddenly be able to do WHATEVER I WANT again for the first time in like 25 years.
Please, any advice or suggestions welcome.
