We are selling our home with a 5 day inspection period, and received the buyer's repair asks on day 3. They had a couple small things we will fix, but they also asked us to repair a leaning retaining wall as they believe it's a safety issue. Our inspection four years ago noted it was leaning but fine. Anyway.
My Google research tells me this could be $500-1500 to fix, or $8k++ to replace. As the seller, I'm interested in the lowest cost repair, but I'd be happy to give them a credit they could put towards doing a really nice fix if that's important to them.
My question: how am I supposed to get even one quote in just one business day? I am happy to offer them $1000 credit, but feel like I can't justify that proposal without a quote.
I don't want to lose the sale over this, but would probably not want to give them more than $2k when I might be able to get a cheap fix for $1k.
Edit: I submitted requests for quotes through thumbtack and a handful of landscape companies. Just not expecting anyone will actually come out same day for a quote.
