Forgive my utter ignorace on this subject. A family member would like for me to pay off their mortgatge (about 1/3 the value of the home). In return, I would have 1/3 ownership and live there rent free--will pay the taxed, insurance, etc. We would likely split the cost of major repairs. I know there are so many risks with co-ownership, but this is hard to pass up.
What is the best way to set up the ownership? Do we need a sales contract, or is it okay to just add me to the title? I'm leaning toward a contract that spells out the responsibilities for ongoing costs. I will probably consult a lawyer or CPA for the details, but I'm just getting started on this and want to get a sense of the direction I should go.
