So, I reached a deal with the seller. I had home inspection come out. They recommended to have foundation inspected. Foundation inspector came out and found a lot of issues. It's a slab foundation, but no visible cracks in the slab.
It requires a total job around the whole house.
The estimated fix was for 28 pressed pilings for $9,240. He said to add about another $5K in repairs to plumbing because house was built in '78 and has more brittle metal that was used in the 70's.
The seller refused to come off $15K to cover repairs or repair it himself. So, I walked.
It's still on the market and I'm staying in contact with the realtor in case he changes his mind.
Should I go for it if he does or just stay away? I've heard horror stories of plumbing repairs going into the $20K range. And, that even after leveling there were other problems that keep popping up because of the leveling.
I just don't want to jump into a money pit.
*Details on the house: 1,300 sqft., built in 1978. There are 4 giant oak trees that surround the house and their only about 10 to 12 feet away from the slab. Has a brand new roof and brand new wooden fence and it's NOT in a flood zone.
