Should we take this deal?

We are a couple with a kid coming our way at the end of this year. Currently, we are living in Fremont, California. We are paying about $3000 in rent for a 3 bd, 1 bd, 1100 Sqft. Household income is about $200k. The house is owned by my sister-in-law family. Zillow estimate about $1.2mil. My SIL wants to sell to us for about $1.3mil. We would borrow $700k from the bank and pay the SIL the other $600k with 2-3% interest. Should we take this deal? Let say I might move in 5 years, would this house still worth it to keep long term?
