St Pete/Tampa market...price?

Comps are listed 469k-530k...anything over 500k is sitting for a couple months and eventually lowering prices...it doesn't look great. I'm trying to avoid that look. So we are thinking 479-489 listing price. I'm not really sure what market value is because most of the inventory is trash right now. But I also think there aren't a ton of buyers right now because of rates (am I wrong?). So, do I price the house low, like 469k and hope for multiple offers? What if we only get one offer for that price but we really think the house is worth 489k in this city compared to other homes. So maybe we start at 489k, but what if that's too high and no offers...then we have to lower price? We aren't on any time crunch, we are just trying to maximize profits.
