Starting Career in Real Estate

Hey, I just graduated college, and I'm 22 years old. I've always wanted to get into real estate investing, but now that I'm here, I'm feeling a bit lost. My mom is a part-time real estate investor and is eager for us to partner and build our portfolios together. I'll handle the legwork while she'll provide the funding for our operation. Growing up, I worked on various properties and built up basic knowledge in carpentry, electrical, and plumbing skills. My mom has offered to lend me $40,000 to get started, so I don't feel the need to get a job right away since this is what I want to do. If I go this route, how do I find a good deal? Of course, it would have to be something off-market. She wants to add properties to her portfolio and maybe flip some down the line, and I want to do the same. What advice or ideas would you give me?
