So, I’ve been on my journey hunting for my 1st home (more like my 1st condo or townhouse if I’m lucky), and it’s been about 5 months I’ve been working with my agent. We were in contract with a place which felt through due to legal issues on the HOA side at the last minute. We then lost a great deal due to being a few minutes late, so things have not been in our favor. In a hasted moment due to losing out a great deal, I entered a deal (upon convincing of my agent) that I think is ok-ish. This is where things start to get strange.
The house is, in very tempered language, not in the best sanitation conditions, but I thought sanitation would be a minor thing. We went ahead with inspection, which turned out the HVAC system is super old, a patio that is badly damaged (God knows why) and tilts down (the unit is on the top floor), and a bunch of knicks knacks (which I totally understand as no house is perfect). And then when I received the seller disclosure, it was blank, basically stating that the seller believes there’s nothing wrong with the house. They also said they replaced a few new things just 1 year ago, but those things certainly don’t look like 1 year old (more like 5+ years old), and also of different materials (cheaper materials) than what they listed in the listing. At this point I start to have an uncomfortable feeling. I certainly understand that no house is perfect (the first house that felt through has a bunch of knicks knacks too but I was totally fine) but the behaviors of the seller gives me a pause (or maybe I’m paranoid and too demanding?). And then when I wanted out, my agent was very vocal to try to keep me in the deal, suggesting that I’m being unreasonable, and the deal is great etc. I then asked a few HVAC technicians and friends, and all said that the system is at the very edge, and all technicians said they recommend replacement, or if certified then at most 1 year. I hesitantly went ahead with an inspection objection, thinking that if the seller agrees to replace at least 1 (AC or furnace) or give me half the credits for replacing them, it may be ok. They responded that they’ll find a technician to inspect and certify it, and give me a symbolic $500 for the rest of the list. Now if they intent to certify it, they will be able to find someone to say that the system is good to go, despite all techs I contacted said otherwise.
At this point I definitely want to be out, but again my agent was very vehement that I go with the deal and that the response is very reasonable. I don’t know if I’m being difficult, or if he’s getting tired with me and just wants to get it over with. I’d love to hear others’ experience with their 1st house, agent, timeline, and advices.
