Hi there! My husband and I are considering an offer on a home in our dream neighborhood.
The home has been under contract 2x and it has the lowest price per square foot available right now. It’s also a screaming deal for the area and would allow us to buy into a market that we can’t afford at the median price.
It was built in early 90’s by these original owners. They’re aged and looking to move to a home that is better for their life stage.
It’s being sold as-is. The floor on the main level is super uneven- it bows and flexes and there’s a few low spots. They had a structural engineer come in and determine that it is considered cosmetic as the foundation is in good shape with the fix being to pull up the floor, subfloor, build up the joists and replace the flooring- not the end of the world for us. The garage also needs to be replaced as it has some tripping hazards where the slabs have shifted.
But we had our contractor friend do a walk through and he brought a laser pen. He used it to look at how the floor was uneven in several spots… what he found was that the basement is super uneven as well with different high and low spots. He left with more questions than answers!
He said it may be either: it’s always been uneven and they’ve known that and tiled it anyway or it’s built on water and the house is moving and flexing due to that. My concern is that it’s built on water and even if we fix everything now it will flex and bow and be uneven in the long run, become condemned, and/or be unsellable in the future.
Are there next steps we should take to get more answers? Should we walk away? Any insights into what is happening? Advice on what we should do?
