My seemingly never ending struggle to sell my brother’s house continues. 1st offer the buyers backed out after presenting us with a 6 page inspection report and wanting repairs. Things like recaulk windows that had just been installed and were under warranty. 2nd offer was a cash offer, lower than asking, as-is, I verbally agreed to no inspection. My lawyer gets the contract and they want an inspection. Apparently this is normal but they can’t ask for repairs. After the inspection they say there was moisture found in the laundry room by a moisture meter. They want to remove some of the paneling to see what is looks like underneath. What the actual eff? My lawyer and I initially said no but their lawyer said they would walk. They don’t want repairs or money they just want to see what they’re dealing with. I finally agreed and asked my lawyer to have them liable for any damages and repair it to its current condition. I also asked for the earnest money if they decide to walk. Now it’s 11 pm so I can spend another night worrying about this crap. My realtor is worthless. Is this in any way normal?
