Thoughts on buying a Duplex? Houston, TX

I see more and more duplexes being built just on the fringe of downtown. My wife and I think it can be a good idea to live in one unit and rent the other. Has anyone bought a duplex as a first time home buyer? And/or thoughts or general rules of thumb for duplex? Thanks in advance.
