We're looking at moving to a new build property downtown, from the 'burbs. New construction hasn't started yet, and we all know how long that takes
Our current house is 3 years old, in a hella good area, and we blew the backyard out. think - best backyard you've ever seen. then multiply by two. I could probably do Insta or Ticktok etc and get a million views from images and videos of it. but i have other priorities
Super pool (with lazy river), flush diving board, fire pit in the middle of the pool, two covered patios, two tv's - heaters in the ceilings of patios. Pool house with extra garage, etc
House WITHOUT the backyard worth an easy 1.6M - that's with the pool house/garage - maybe even $1.8

We're going to list around $2.3m - got the independent appraisals, houses in my new neighborhood are selling like crazy, and even a boring house with only a 15x15 concrete alb patio in the backyard (and smaller than ours) selling for $1.8M
MY QUESTION - yes, people want the pool in the backyard, they want the oasis, they want the Insta-worthy backyard for Spring and summer. Maybe fall. But i have an ice rink right now, not a pool (midwest). We're in no hurry at all (MINIMUM 7+ months on next house). Do we list now or wait till it warms a little?
We have amazing photos and videos (done before the cold hit). My agent says there's only so many people looking for houses in this range in this area - and they look when they look. Maybe it's a doctor transferred in or hired, or a coach for the local college just hired - and they're looking year round. That it won't matter when we list. he doesn't think waiting will bring anything extra. he says the buzz will alert people once the videos get out - and it might interest people who didn't realize they wanted a new house
