So I am disabled currently appealing with Ssdi with little chance of approval because I’m under 40 well for a few more months. Anyways my significant other is currently my caregiver and she has been almost 2 years. I previously bought our current house with cash almost 15 years ago. Back than I was working hard which is how I was able to buy a foreclosure and fix it up so we could live here. Fast forward to being unable to do that anymore and trying to find a way to not be a financial burden we are trying to move because currently where we live the jobs are gone the people are trying to leave and the only ones left are stuck because of not having the ability to move. I am trying to figure out a way to get my family out of here so that my kids will have a fighting chance at a future. We have no debt the house is currently valued at 150k also my credit is near perfect fico score 8 bank model of 808 her credit is good 750 or so. I have no income at this time because of being disabled with no option but she has been employed so after the end of the year we could have 2 years of w2 but the income is not massive somewhere near 30k and if you run the numbers dti 18 percent. what i am trying to figure out is how we could qualify for a morgage what is needed bare minimum? My plan was to get the house appraised as it’s probably closer to being worth 200k and possibly buy a house with mortgage and rent it out to cover the cost of the mortgage payment reassess after 5 years if every thing is going well keep it going until it’s not and sell putting that into paying off the new home. We are looking for anything out west Washington state area is where we came from but it has never been possible to own and renting is to expensive out there especially when one person is disabled with kids most renters steer clear of and I totally understand now being on both sides its totally understandable. I thought I would be able to buy a different home eventually and move back but getting hurt really took the wind out of my sails and because of many other hardships I was ready to give up on life but I have a new found love to live and find a way back home. I’m hoping with hard work I can get a new job or even my own business but if we do not get out of a dying area I will end up living off assistance for the rest of my life along with low income apartments so I’m hopeful that with some guidance I can make my dream a reality.
