Please explain how much capital gains I will have to pay at closing. I’m going to sell my duplex. I live in half of the duplex and rent the other side out.

How do I figure out how much I’ll be paying when I go to sell. I’m hoping to get $450,000 for my place and I have 216,000 left on my mortgage.

I will not be buying another rental property
