Had an offer accepted on a house after waiving all inspections (before anyone says that was dumb or shouldn’t have done that know that in my area you just won’t get a house without doing that). Anyway, I’m having a hard time wrapping my head around what my rights are, considering the signed seller’s disclosure. For example if the seller’s disclosure says the AC works, with the seller having initialed and signed it, do I have a contractual right to a functioning AC, and who determines it’s functioning? Would I be able to have an inspection at final walk through to just make sure the stuff on the sellers disclosure is true? If I don’t have said right, then what stops a seller from writing completely false things in their disclosure?
