My home is for sale in Texas and there has been no interest. It is a custom built, energy efficient home on treed acreage in town. The home is listed for sale with 3 bedrooms but also has a flex room that was designed to be either an office or a 4 th bedroom. The kicker is that there is no closet in the flex room and there are French doors opening into the entry way ( see office photo in listing for 154 Ranchway Dr Burleson TX 76028). To increase buyer interest, my realtor wants to add a closet and wall off the French doors to call the flex room an actual 4 th bedroom. The cost to do so is about 15 K from one contractor quote and a month off the market. In reviewing the home listing and photos, what would you do? Just reduce the price further or begin a construction project ? Or rent the home out until next year? Any glaring issues that I am blinded too? Most listings that have sold in this price range and size have in ground pools and are listed as 4 bedrooms. The home location and town are basically a suburb of Fort Worth.
